10. Get the deal closed and cash your check.

Wholesaling Real Estate Produces Money Fast

One of the great things about wholesaling real estate is that deals can happen relatively quickly when compared to strategies such as flip projects or property development. Wholesaling, more often than not produces revenue within five weeks or less (this can vary based on the deal you're working on). That includes all aspects of the transaction from the time you put the property under contract until the time you're cashed out by another buyer. you'll not find any other niche of real estate with timelines this short.

Wholesalers Have Very Little to No Risk

Real estate investing always involves some level of risk. Your job as an investor is to always comprehend those risks and try and minimize them in any way possible. Wholesaling, isn't nearly as risky as some of the other niches of real estate. This is one of the main reasons most new investors will start out wholesaling properties. As a wholesaler you can eliminate 99% percent of the risk if you equipped with solid education base. Basically, by learning how to properly fill out a Purchase & Sale Agreement, you should be able to structure deals with virtually no risk at all. When putting a property under contract, you can put down a deposit lower than $500 in most cases. So the upfront costs are not high at all...again, low risk.
